Credit Challenged Apartment Loans

  • Loan amounts $250,000 to $1,500,000
  • Minimum FICO 600

  • Maximum loan-to-value (LTV)/combined-loan-to-value (CLTV) 85%

Program CM230
Large Apartment Loans

  • Loan amount from $1,000,000 to $5,000,000
  • Maximum loan-to-value (LTV) 90% 
  • Minimum FICO 600
  • Amortization 15/20/30 years
  • Subordinate financing up to 20% of property value allowed
  • No personal recourse to borrower(s)/guarantor(s) option available 

Program CM240
Participating Loan

  • Participating loans are structured like debt but work like equity
  • Loan size from $3,000,000
  • No current pay requirements 
  • 3-4 year term
  • Up to 98% loan-to-cost (LTC), not to exceed 90% of equity
  • Given the return requirements, participating loans are most suitable for underperforming assets or reposition plays
  • Participating loans are usually repaid through sale of the project
  • Returns are based on the profitability of the project

Mezzanine Loans

  • Loans are structured as debt with monthly interest payments
  • Loan size from $4,000,000
  • 3-5 year term
  • Up to 85% loan-to-cost (LTC)
  • Depending on risk analysis, an exit fee or limited profit participation may be required

Program CM260
No Doc. Apartment Loans

  • No income, no asset verification 
  • Loan size from $250,000 to $750,000
  • Minimum FICO 680
  • Rates from 9.25%
  • Maximum loan-to-value (LTV) 75%
  • No secondary financing allowed
  • Amortization up to 20 years
  • No occupancy requirement
  • No seasoning requirement for refinance or down payment

  • Trust, LLC, corporate entity acceptable borrower with personal guarantee

Sub-Prime Apartment Loans (California Only)

  • Loan amounts $250,000 to $1,000,000
  • FICO below 540 or no credit score acceptable
  • Rates 10.00%-13.00%
  • Loan-to-value (LTV): 60%-70% for purchase, 55%-65% for refinance
  • First lien and second lien position
  • 5-25 year terms
